Cat A Fit Out

The base build. This takes an empty shell to a standard that makes the space occupiable: raised floors, suspended ceilings, basic M&E (mechanical and electrical), and surface finishes. Cat A work is typically commissioned by landlords preparing a space for a new tenant.

Cat B Fit Out

The full workplace. This takes a Cat A space and transforms it into a fully operational office tailored to your business: partitioned meeting rooms, breakout areas, branded reception, bespoke joinery, IT infrastructure, kitchen and welfare facilities. This is what most businesses commission when they're moving in or refurbishing.

Space planning and design is the foundation of any successful office fit out. Before a single partition goes up, we work with you to understand how your team uses space. How you collaborate, focus, meet and move, and translate that into a layout that makes your office work harder for your business.

Design & Build

Design and build means a single contract, a single point of responsibility, and no gap between what's drawn and what gets built. We handle design, specification, procurement and construction under one roof so there's no finger-pointing between a designer and a contractor when decisions need to be made on site.

Cat A (shell to occupied)

£30 - £60 per Sq Ft


Cat B (basic to mid-spec)

£35 - £65 per Sq ft


Cat B (high spec, bespoke joinery, AV)

£65 - £100 per Sq ft

How Long Does an Office Fit Out Take?

Timeline depends on the size and complexity of the project. As a guide:


Small Offices (upto 2,000 Sq ft)

6-10 weeks on site


Mid-size Offices (2,000-5,000 Sq ft)

10-14 weeks on site


Larger or multi-floor Offices

14-24 weeks on site


These timelines assume design and procurement are complete before works start. We advise clients to allow 6–8 weeks for design, approvals and procurement ahead of a start on site. If you have a lease start date or handover deadline, talk to us early and we will structure the programme around it.
